Pre-1940 city housing and rentals

Jackson’s older neighborhoods carry a high investor-owned share. That brings loss of rents, occupancy and vacancy questions, and depreciation arguments on original materials — and loss of rents is the item most consistently never claimed.

Inland lakes and seasonal cottages

Clark Lake, Wolf Lake, Vandercook Lake, and the surrounding chain hold seasonal and year-round-converted homes. Seasonal occupancy is exactly the fact pattern the frozen-pipe heat exception addresses, and docks and boathouses sit under other-structures limits that are frequently excluded for ice.

Roof settlement provisions

My cottage is seasonal and a pipe burst over the winter.

The most contested claim in the county, and often a winnable one. Most policies cover pipes bursting from freezing except where the building was vacant or unoccupied and the insured failed to maintain heat or shut off and drain the system. That is a specific condition, not a general one — and thermostat, utility, and furnace-service records are what answer it.

They offered almost nothing for a roof that clearly needs replacing.

Check your declarations first. An actual-cash-value or scheduled roof provision produces exactly that outcome by design, and if you carry one the strategy changes completely. If you do not, it is a scope dispute and the documentation wins it.

My barn came down in a windstorm.

Other-structures coverage, usually capped at a percentage of the dwelling limit, and a large pole building can exceed that cap by itself. If the structure is used for farming or a business, exclusions may apply. Both questions get answered from the policy before anyone prices the rebuild.
