The county runs from pre-war brick in Royal Oak and Ferndale to 1990s subdivisions in Novi and Rochester Hills. What the carrier owes you depends heavily on which one you own.
Royal Oak, Ferndale, Birmingham, Huntington Woods. Matching disputes on brick, tile, and discontinued profiles are routine — and Michigan carriers routinely try to pay for a partial repair that will never match.
Troy, Southfield, Madison Heights, Oak Park. Original wiring, single-layer roofs, and no ice barrier — repairs here trigger code upgrades the first estimate almost never includes.
Novi, Rochester Hills, Lyon Twp, Commerce. Disputes shift to installation defect versus storm damage, builder-grade spec, and whether hail actually functionally damaged the shingle.
Much of the south end sits on aging combined sewer. Backup coverage is usually capped by endorsement, so the fight is over what is backup versus what is covered water damage.

Yes — 220 South Main Street in Royal Oak. Most of the county is inside a twenty-five minute drive, which is why Oakland files usually get inspected within forty-eight hours of the first call. There is no intake team between you and the person who shows up.
This is the most common Oakland County scope error and one of the largest in dollar terms. Slate, cedar shake, clay tile, and standing-seam copper all require specialty trades and unit pricing that generic price-list entries do not carry. On a Birmingham or Bloomfield Hills roof the difference between the correct line item and the default one routinely runs into six figures.
Finished lower levels are where Oakland County water claims get expensive and where sewer-backup sublimits bite hardest. A ten-thousand-dollar sublimit does not go far against finished millwork, built-ins, engineered flooring, and a media room. The work is making sure everything chargeable to the main dwelling coverage is not quietly absorbed into the sublimit.
Generally yes as a wind-driven falling object, but debris removal is often capped separately and the cap is low relative to what a mature oak in Huntington Woods actually costs to take out. Structural damage to framing under the impact point also needs to be opened and inspected rather than assumed to be surface-level.
