Local Conditions

Oakland County claims have a house-by-house pattern

The county runs from pre-war brick in Royal Oak and Ferndale to 1990s subdivisions in Novi and Rochester Hills. What the carrier owes you depends heavily on which one you own.

Pre-war brick and Tudor

Royal Oak, Ferndale, Birmingham, Huntington Woods. Matching disputes on brick, tile, and discontinued profiles are routine — and Michigan carriers routinely try to pay for a partial repair that will never match.

Mid-century ranch

Troy, Southfield, Madison Heights, Oak Park. Original wiring, single-layer roofs, and no ice barrier — repairs here trigger code upgrades the first estimate almost never includes.

Newer subdivision

Novi, Rochester Hills, Lyon Twp, Commerce. Disputes shift to installation defect versus storm damage, builder-grade spec, and whether hail actually functionally damaged the shingle.

Older sewer and basements

Much of the south end sits on aging combined sewer. Backup coverage is usually capped by endorsement, so the fight is over what is backup versus what is covered water damage.

Losses We Handle Here

Four claims make up most of the county's volume

Wind & hail roof

01

Summer storm corridors cross the county most years. Carriers pay slope repairs where the shingle has lost its mat integrity across the whole roof.

Ice dam & freeze

02

January thaws push water back under the shingle and into ceilings. Frozen supply lines in unheated crawls and vacant properties are the other winter file.

Water & sewer backup

03

Supply failures, sump loss, and backup events. Category and class drive the drying scope — and the drying scope drives what has to be removed rather than dried in place.

Fire & smoke

04

Even a contained kitchen fire deposits soot through the return air system. Cleaning versus replacement is the argument, and it is a materials-science argument.

If your community is not listed, it is still almost certainly covered — call and ask.

Local Questions

Oakland County claim questions

The questions that come up most on files in this county. If yours is not here, ask it on the review form.

Is the office really in Oakland County?

Yes — 220 South Main Street in Royal Oak. Most of the county is inside a twenty-five minute drive, which is why Oakland files usually get inspected within forty-eight hours of the first call. There is no intake team between you and the person who shows up.

My Birmingham roof is slate and the carrier priced architectural asphalt.

This is the most common Oakland County scope error and one of the largest in dollar terms. Slate, cedar shake, clay tile, and standing-seam copper all require specialty trades and unit pricing that generic price-list entries do not carry. On a Birmingham or Bloomfield Hills roof the difference between the correct line item and the default one routinely runs into six figures.

Water got into a finished basement in Beverly Hills. What is the exposure?

Finished lower levels are where Oakland County water claims get expensive and where sewer-backup sublimits bite hardest. A ten-thousand-dollar sublimit does not go far against finished millwork, built-ins, engineered flooring, and a media room. The work is making sure everything chargeable to the main dwelling coverage is not quietly absorbed into the sublimit.

A large tree came down in a storm. Is removal covered?

Generally yes as a wind-driven falling object, but debris removal is often capped separately and the cap is low relative to what a mature oak in Huntington Woods actually costs to take out. Structural damage to framing under the impact point also needs to be opened and inspected rather than assumed to be surface-level.

What Happens Next

Three steps, no cost to start

You are never charged to find out whether you have a case. If the carrier's number is fair, I will tell you that and close the review.

01

Send what you have

Policy, the carrier's estimate, any photos. Missing pieces are fine — I can request most of the file directly.

02

I inspect the property

In person, in Oakland County, usually within 48 hours. Measurements, moisture readings, and photographs that will hold up under review.

03

You get a line-item position

A written Xactimate scope and the coverage argument behind it, then I negotiate it — through appraisal if the carrier will not move.
