HARD KNOCKSCONSULTING
Local Conditions
A Flint city file and a Grand Blanc file are different practices. The county requires both.
The central coverage dispute in the older parts of the county. Provisions typically require a defined number of consecutive days of vacancy, and vacant is not the same as unoccupied. It is a factual question answered with dates, utility records, and lease documents.
Stripped copper, cut supply lines, and removed mechanicals. The water damage that follows a stolen line is frequently a separate covered loss from the theft itself, with its own scope — and the two get collapsed into a single undersized payment.
Grand Blanc, Fenton, Linden, and parts of Flushing carry newer and larger homes with finished lower levels, specialty roofing, and the matching questions that come with both. Same county, entirely different claim.
Carriage Town, College Cultural, and Woodcroft hold housing with plaster, original wood, and materials that no standard price list carries. Balloon framing also carries fire and smoke well past the room of origin.
Losses We Handle Here
Fire, water, and vacancy-adjacent losses lead in the city; storm and finished-basement losses lead in the suburbs.
Continuous wall cavities in older framing spread smoke throughout the structure. See fire and smoke claims.
Consequential water from cut lines is its own covered loss, and it is routinely absorbed into the theft number.
Aging laterals in the city and finished lower levels throughout the suburbs.
Shallow porch roofs and complex suburban rooflines holding snow through repeated freeze-thaw. See ice dam claims.
Areas Covered
City, suburbs, and outlying townships.
Local Questions
What comes up most on files here.
No. Most policies suspend or limit specific coverages only after a defined period, and being unoccupied is treated differently than being vacant. Pull utility records, leases, and any evidence of ongoing presence or work at the property — that is what decides it, not the adjuster’s characterization.
Frequently two covered losses under one event: the theft, and the resulting water damage as a separate consequence. They carry different scopes, and collapsing them into a single number is one of the most common ways these files get underpaid.
The coverage analysis is the same but the exposure is not. Higher-value homes bring specialty roofing, finished lower levels, and matching questions, and the errors tend to be material substitutions rather than vacancy arguments.
Yes, and it is a primary one — about fifty minutes from Royal Oak, comfortably inside normal site-visit range. Inspections here are scheduled the same way as Oakland or Macomb.
