Nineteenth-century housing in a severe-weather corridor

The building stock is old and protected; the weather is more violent than most of the state. Both facts complicate the same claim.

Stuart and Vine historic districts

Queen Anne and Italianate housing with slate, decorative shingle, turned wood, and original glass. Design review limits what may be installed, and virtually none of it prices correctly by default. Material substitution is the largest recurring error on these files.

A real severe-storm record

This part of the state takes tornadoes and severe straight-line wind, not just ordinary summer weather. When an event is genuinely severe, the wear-and-tear denial becomes much harder to sustain — provided the file establishes the event with verified data rather than describing it.

University rentals

Western Michigan and Kalamazoo College support a large investor-owned rental base on an academic calendar. Loss of rents, tenant-caused damage, and winter-break freeze losses recur, and the freeze claims turn on the heat exception rather than on the damage itself.

What you are permitted to install, and therefore what the repair actually costs. When review will not allow the substitute material the carrier priced, the cost of complying belongs in the claim under ordinance-and-law coverage. Get the requirements in writing before you negotiate anything.

On a documented severe event that position is weak, but it has to be answered with evidence rather than indignation: verified wind data for the address, damage mapped against the wind direction, and seal-strip and crease documentation slope by slope.

I own student rentals near campus. What am I likely missing?

Loss of rents, almost always. It is a real coverage with a real number, calculated from the lease and the actual period the unit could not be occupied — and in a market on an annual cycle, missing the turnover can cost a full year rather than the weeks of repair.
