HARD KNOCKSCONSULTING
Local Conditions
Different policy forms, different structures, no municipal utilities, and response times measured in hours. All four change what you are owed and how it has to be proven.
Detached structures are typically covered at a percentage of the dwelling limit, which almost never reflects what a 40-by-60 pole building costs to rebuild today. That gap has to be found before the loss, or argued after it.
A farmowners policy is not a homeowners policy. Scheduled equipment, stored crop, livestock, and business use all sit on different coverage parts, each with its own limit and its own exclusions.
No municipal service means no sewer-backup endorsement to fall back on. Well-pump failure, septic damage, and sump loss follow a different coverage path that adjusters often get wrong.
When the nearest mitigation vendor is two hours out, carriers reach for failure-to-mitigate. Documenting when you called and who was available answers that before it becomes a denial.
Losses We Handle Here
Nothing breaks the wind across open field. Metal roofing panels lift at the fastener, and that damage is invisible from the ground.
Hail hits every structure on the parcel, not just the house. Barn roofs, hoods, gutters, and vents all need documenting or they never get paid.
Well lines, unheated crawls, and outbuilding plumbing. A slow leak on a private system can run a long time before anyone notices.
Volunteer departments and long water hauls mean rural fires more often become total losses — which makes the contents inventory and the dwelling limit the whole claim.
Communities Served
Township and unincorporated addresses included. If your community is not listed, call and ask.
By Loss Type
Every peril has its own script of carrier positions and its own documentation burden. These break down what to expect before you call.
Local Questions
The questions that come up most on files in this county. If yours is not here, ask it on the review form.
No, and this catches nearly every rural policyholder. Detached structures fall under other-structures coverage, commonly limited to ten percent of the dwelling limit, and a large pole barn can easily exceed that on its own. Structures used for a business or agricultural operation may be excluded outright. Knowing the limit and the use question before the loss is worth more than any argument after it.
On metal roofing that argument is legitimate more often than it is on asphalt, because denting does not necessarily compromise the panel. But it is not automatic: seam distortion, fastener and washer damage, coating fracture, and panel deformation affecting drainage are functional. And if your policy carries an actual cosmetic-damage endorsement, its terms control — while if it does not, the carrier is arguing a limitation it never sold you.
Sometimes, partially, and in unexpected places — often under other structures or a specific endorsement rather than the dwelling. Long gravel drives, well heads, pressure tanks, and septic components are routinely damaged by falling trees and heavy equipment during a loss and just as routinely left out of the estimate because nobody walked the property.
Yes. Rural files are a real part of the practice precisely because they get scoped badly by people who have never priced a barn, a run-in shed, or fence line by the rod. The distance is not the obstacle; the obstacle is estimators working from a desk.
What Happens Next
You are never charged to find out whether you have a case. If the carrier's number is fair, I will tell you that and close the review.
Policy, the carrier's estimate, any photos. On a farmowners policy, send the full declarations page — the scheduled items matter.
In person, anywhere in Lapeer County, usually scheduled within two to three days. Every structure on the parcel gets documented, not just the house.
A written Xactimate scope and the coverage argument behind it, then I negotiate it — through appraisal if the carrier will not move.
