HARD KNOCKSCONSULTING
Primary Counties
Pre-war brick through new subdivision. Matching disputes and code-upgrade arguments in the same county.
View county →Post-war tract housing, the subdivision belt, and Anchor Bay waterfront. Backup and wind lead the volume.
View county →The oldest stock in the region. Heavy depreciation, vacancy clauses, and specialty historic trades.
View county →Under an hour out. The widest spread of property values in the region, with vacancy disputes and high-value suburbs in one county.
View county →Waterfront wind exposure, seasonal vacancy and frozen-pipe exclusions, boathouses and docks.
View county →Rentals and loss of rents, mature tree canopy, the Huron corridor, and historic districts.
View county →Served By Arrangement
Lake Erie shoreline wind and surge, floodplain and NFIP overlap, and older river-town housing stock.
View county →Newer high-value construction on acreage, lake frontage, and private wells and septic outside the municipal grid.
View county →Acreage, pole barns and outbuildings, farmowners forms, wells and septic, open wind exposure.
View county →Statewide
Michigan licenses public adjusters at the state level, not the county level. Distance affects how a file is staffed and scheduled — it does not affect whether I can represent you.
Grand Rapids to the Thumb to the U.P. On a significant fire, total loss, or contested large claim, travel is not the deciding factor — the file is.
After a significant hail or wind event, carriers surge in out-of-state adjusters on tight timelines. Those are exactly the estimates worth a second read, wherever the storm hit.
Estimate audits, policy reviews, and appraiser or umpire appointments can be handled from the documentation and photographs. Distance is not a factor on those at all.
Statewide Counties
These sit further out, so the honest framing is this: they are worth the drive on larger and disputed losses, and on appraisal, umpire, and estimate-review work where the dispute lives in the documents rather than on the roof. On a small uncomplicated claim a local adjuster may serve you better, and the free review will say so.
Lake-effect snow load, Heritage Hill historic materials, and Grand River flooding.
View county →Student rental loss of rents, open-terrain wind, and capital-city commercial property.
View county →Nineteenth-century historic districts inside a genuine severe-storm corridor.
View county →Where actual-cash-value roof endorsements do the most damage. Check the declarations first.
View county →A factory city, an inland lakes district, and farmland — three markets, three arguments.
View county →River basin flooding, agricultural outbuildings, and unobstructed wind and ice.
View county →City Pages
Housing stock differs enough city to city that the claims do too. These pages cover the neighborhoods, the building types, and the losses that actually recur in each.
Not Sure If You Are Covered
If a file is genuinely too far to serve well, I will tell you that and point you somewhere better. The review itself is free either way.
