HARD KNOCKSCONSULTING
Local Conditions
Old construction behaves differently in a loss and depreciates differently on paper. Both facts get used against the policyholder, and both cut the other way when documented properly.
Pre-1940 Detroit framing runs continuously from sill to roof without fire blocking, so flame and smoke travel inside wall cavities to areas far from the origin. A scope limited to visibly charred rooms misses most of what happened. Smoke inside the return air system is a replacement question, not a cleaning question.
The central coverage dispute in this city. Vacancy provisions typically require a set number of consecutive days, and vacant is not the same as unoccupied — a furnished house between tenants is often the latter. It is settled with dates, utility records, and leases rather than with argument.
Stripped copper, cut lines, and removed mechanicals. The water damage that follows a stolen supply line is frequently a separate covered loss from the theft itself, with its own scope, and the two get collapsed into one undersized number.
Boston-Edison, Indian Village, Palmer Woods, and the other districts constrain materials through review, and much of what is original — slate, clay tile, leaded glass, plaster millwork — has no modern equivalent on a price list. That is ordinance-and-law and matching territory at once.
Areas Covered
Every part of the city, and the surrounding communities as well. If your street is not listed, it is still covered.
Local Questions
What comes up most on files in this city.
That is often defensible. Most policies suspend or limit certain coverages only after a defined period of vacancy, and being unoccupied is treated differently than being vacant. Pull utility records, lease documents, and any evidence of ongoing work or presence at the property — that is what answers it.
Pre-existing condition is a position that requires proof, and it is frequently asserted without any. Fresh damage looks different from weathered damage, and prior claim history, photographs, and inspection records all speak to condition before the loss. The burden should not silently shift onto you.
Substantially. If review will not permit the substitute material the carrier priced, the cost of complying belongs in the claim under ordinance-and-law coverage. Get the district’s requirements in writing early — it converts the conversation from preference to obligation.
