Royal Oak housing is old, close together, and heavily modified. Nearly every claim here traces back to one of those three facts.

Dormer valleys and low-slope porches

The classic Royal Oak bungalow has a shallow front porch roof and at least one added dormer. Both create valleys and sidewall transitions that hold snow, and both are where ice dams form first. The resulting damage runs down inside the wall rather than showing on the ceiling, which is why the scope is almost always larger than the stain.

Second stories and pop-tops

Two decades of additions mean older framing tied into newer framing, often with a change in roof pitch and a hidden transition. Water enters at that seam, and estimates written from the interior rarely identify it. Establishing where the assembly actually fails is the difference between a paint-and-patch scope and a real repair.
