Two conditions compound here. The materials are expensive and often discontinued, and the exposure is higher than the inland housing a few miles west.
Common across the Pointes and almost never priced correctly. Each requires a specialty trade, and each raises a matching problem when the original is no longer produced in the same profile or color. Partial-slope repairs on a slate roof are frequently not physically possible without damaging surrounding courses.
Proximity to open water means higher sustained winds and driven rain against lake-facing elevations. Water entering through a wall assembly under wind pressure is a different argument than a roof leak, and it needs to be documented as wind-driven rather than as maintenance.
