HARD KNOCKSCONSULTING
Local Conditions
Water path and occupancy status decide more Saginaw claims than damage disputes do.
The determination that decides coverage. Water entering through the foundation as rising or surface water belongs to flood coverage; the same storm pushing back through a floor drain is a covered backup under an endorsement. First reports regularly fail to distinguish them, and the denial follows the characterization.
Provisions typically require a defined number of consecutive days of vacancy, and vacant is not the same as unoccupied. On a house between tenants or mid-renovation, that distinction is often the whole claim, and it is settled with utility records and leases.
The Cathedral and Grove districts hold housing with plaster millwork, original wood windows, decorative shingle, and slate. Review constrains what may be installed, and none of it prices correctly from a standard list.
Pre-1940 framing carries flame and smoke through continuous wall cavities well past the room of origin, including into the return air system. A scope written from the visibly burned rooms understates the loss substantially.

Local Questions
What comes up most on files here.
Sometimes, and sometimes not. Rising water through the foundation is flood and excluded from a homeowners policy, but a surcharged municipal system pushing back through your drain is a covered backup with the right endorsement. Both can occur in one storm, and a blanket flood denial often ignores the second.
Not automatically fatal. Vacancy provisions generally require a specific number of consecutive days, and a furnished or actively worked-on property is frequently unoccupied rather than vacant. Utility records, lease documents, and contractor records are what resolve it.
Yes. If review will not permit the substitute material the carrier priced, the cost of compliance belongs in the claim under ordinance-and-law coverage. Document the district requirements before negotiating, not after.
Yes, at about an hour and thirty-five minutes. Larger and disputed files, appraisal, and umpire work are routine at that range. On a small uncomplicated claim a local adjuster may serve you better, and I will say so during the free review.

Saginaw
Send the denial letter. Flood and sewer backup get conflated constantly, and separating them is often the whole claim.
